This is an exciting opportunity to join the Asset Strategy team as a Stock Condition Surveyor within Property Services and play an instrumental part in helping us to better understand our stock and improve our stock intelligence, To help underpin our long-term asset strategy and help shape our investment plans and expenditure of up to £200m per year in improving our existing homes.
We are currently increasing our team and are looking for a number of talented and experience people to join us. You will be required to have a good range of technical knowledge of building construction, maintenance practices and skills as this will need to be applied to all stock condition related activities.
In this role, you will be responsible for Actively conducting stock condition surveys across our portfolio ensuring any changes to stock are accurately and consistently recorded to update L&Q’s asset register.
The job entails carrying out surveys for dwellings, communal areas, garages and other L&Q assets. Working closely with all other staff within the Asset Strategy team providing technical advice and support on all aspects of asset management. Capturing data to ensure compliance with Decent Homes and the Housing Health & Safety Rating System (HHSRS) with knowledge of the Homes (Fitness for Human Habitation) Act 2018.
You will record all data collected on a PDA or tablet for uploading into our main database. Gather information relating to previous and current planned programmes and use this data to update existing stock condition component information and updating and interpret information retained within the asset management databases.
Our Stock Condition Surveyors are responsible for their own patch within our housing stock. Although at times you may be required to work outside your patch. We will aim to assign patches to our Stock Condition Surveyors based on candidate’s preference, where possible.

As we are growing our team, at this time we have positions available within patches 1, 2, 3, 5, 6, 7, 8, 10 or 11.
You will be required to travel as part of this role, we will require candidates to have a driving license and access to a vehicle.
To be considered for this role candidates must be able to demonstrate:
- HND / HNC or equivalent in Building or Construction or significant previous stock condition surveying experience.
- Experience of undertaking stock condition surveys and developing asset investment programmes.
- A good understanding of the differences between care homes, rented housing and home ownership estates and the differing customer/resident/tenant expectations.
- Ability to identify property and customer needs and develop appropriate solutions.
- Excellent data handling and analysis skills.
- Ability to plan and prioritise workload and deliver to agreed deadlines.
- Knowledge of Statutory, Regulatory and Legislative requirements as applicable relating to: Decent Homes, HHSRS, Homes (Fitness for Human Habitation) Act, Gas safety, Legionella and IEE regulations.
- Works well within their own team and is able to effectively engage with colleagues from other teams to solve problems and find the best solutions.
- Full driving licence and access to a car insured for business use.
